Stagecoach

Stagecoach is a beautiful rural area about 20 miles south of Steamboat Springs and 5 miles to the east of Oak Creek. While currently there are no stores, gas, grocery, restaurants, or other services in Stagecoach, residents here can drive about 25 minutes north to Steamboat or 10 minutes over to Oak Creek.

Stagecoach suits those who enjoy outdoor activities and is beautiful during every season. Stagecoach State Park features the 780-acre reservoir for fishing, kayaking, and boating, plus trails for hiking and biking. Nearby Routt National Forest provides options for hunting, camping, and winter activities like cross-country skiing and snowmobiling. Steamboat Resort is a 30-minute drive for downhill skiing. Yampa Valley Regional Airport in Hayden, 30 miles northwest, offers flights on six airlines to 17 destinations year-round, plus summer nonstop service to Denver, Houston, and Los Angeles on United and Southwest.

Stagecoach was originally developed in the early 1970s as a public ski resort. Neighborhoods were platted, some utilities and infrastructure brought in, homes, condos, and townhomes were built, and then the resort went out of business. Since then the area has become a haven for calm rural living in close proximity to a world-class ski resort.

Stagecoach Mountain Ranch, is a 6,100-acre private development by Discovery Land Company currently in planning that includes 613 luxury homes, 137 workforce housing units, a private ski area with six lifts, golf along the reservoir, and Yampa River access. In addition the the private amenities the project is slated to bring some public amenities like trails, a concert and gathering area, and gas station/store. Applications were submitted in late 2024 and deemed complete in September 2025, with initial reviews ongoing and public hearings expected in 2026; the project has drawn mixed reactions over potential impacts on traffic, water use, and local housing. Full buildout could take 15 years and employ up to 250 full-time staff.

Buyers interested in Stagecoach can find older condos and townhomes near the lake starting in the high $300ks. Single family homes on smaller lots near the lake will start in the $800ks. Heading east up Lynx pass, homes that are not on water and sewer on small lots will start in the high $600ks. It is important that buyers get familiar with some of the quirks of living in Stagecoach, like septic vaults and different well permits available on some properties and membership in the largest HOA in Colorado - Stagecoach Property Owners Association.
