South Routt

South Routt County, or “South Routt,” is the area of ROUTT County south of Oak Creek, roughly 30 miles south of Steamboat Springs. Getting here from the Steamboat area involves a 40-minute drive down Highway 131. South Routt is also about an hour north of I-70, with easy access to the larger towns of Vail, Eagle, and Glenwood Springs.

South Routt features two distinct communities with rural areas around and in between. The town of Yampa, known as “The Gateway to the Flattops”, serves as the hub with South Routt Elementary School, a grocery store, post office, restaurants, and bars, all near the Flattops Wilderness in Routt National Forest. Nearby ranch properties and smaller subdivisions are often birder by national forest.

Phippsburg is about 5 minutes south of Oak Creek on Highway 131. This unincorporated community is a quiet former railroad stop with a historic feel, a community center, and access to Yamcolo Reservoir. This old mining outpost is also surrounded by expansive Flattops Wilderness. Folks in Phippsburg typically head 5 minutes up the road to Oak Creek for services. It is only about a 10 minute drive the Stagecoach State Park as well.

Potential home buyers will find older single-family homes on small lots in Yampa and Phippsburg starting in the high $300ks. There has been some newer inventory built in both these locations in the last few years, and there are some beautiful ranch properties and communities just outside these communities seeing prices up to $10m.
